When are flats listed in Berlin?
🇩🇪 Diese Studie auf Deutsch lesen
We recorded 4,500 new listings from 10 Berlin landlords and noted when each one went online, between 25 May 2026 and 10 September 2026. The result is a guide to when checking is worth your time: almost everything happens on weekdays between 10:00 and 16:00 — and three landlords ignore that completely.
The hour of the day
57% of all listings appear between 10:00 and 16:00 — six hours out of twenty-four. The single busiest hour is 15:00 with 11.1%.
That peak comes with an asterisk worth more than the peak itself. Almost a third of everything published in the 15:00 hour (29.5%) is one landlord's batch job: Adler releases 148 of its 231 listings in that single hour. Remove Adler and the busiest hour goes back to 11:00 at 10.6%, which is the hour that actually describes the other nine. Late morning is when the market moves; 15:00 is when one company's cron job runs.
The nights are no longer empty either. 13.2% of all listings now appear between 19:00 and 07:00, up from 10.4% in our first eleven-week run — and 63% of that comes from just the three landlords below.
The day of the week
At weekends the market stops. Saturday and Sunday together account for 3.8% of all listings. If the weekend is the only time you have to search, you are searching during the quietest hours of the week. The busiest day is Wednesday at 21.2% — but the five weekdays are close enough together that which one you pick barely matters. The hour does.
Every landlord has its own window
There is no shared rhythm. degewo publishes in the morning, HOWOGE late in the afternoon, Berlinovo puts a quarter of everything online at 11:00. And three landlords sit entirely outside office hours, where nobody is awake to look.
The flats nobody sees
Three landlords publish exactly when nobody is looking:
- Deutsche Wohnen — 97% between 00:00 and 06:00, peaking at 04:00 — three of 115 listings in daylight
- Vonovia — 87% between 02:00 and 08:00, peaking at 04:00
- Adler — 64% at 15:00, 35% at 23:00 — one single listing outside those two hours
Deutsche Wohnen is the newest of the three and the most extreme. We only started watching it on 2 September, so its 115 listings are a thin base — but 97% of them arrived between midnight and 06:00, and exactly three in daylight. A flat there goes online while the city is asleep and is competed for by whoever was awake.
Adler is the other extreme, in the opposite direction: 148 of its listings appear at 15:00, 82 at 23:00, and 1 in the other twenty-two hours combined. That is not a distribution, it is two batch jobs. We checked whether it was an artefact of our own observation: we look at Adler every 2 minutes, around the clock, and 56 of 54,554 checks did not complete. The pattern is real.
So when should you check?
Searching by hand, you get the most out of the windows above: weekdays around 11:00 and again around 15:00 puts you in front of most landlords. For Vonovia and Deutsche Wohnen you would have to look at 4 in the morning; for Adler at 23:00.
That is where doing it by hand ends. Ten landlords, ten different rhythms, three of them overnight — and according to our other study, almost one in four listings is offline again within four hours. WohnAutopilot checks every 2 minutes, including at 04:00.
